The lake lot question comes first in Benton County
Before we talk about the home at all, we work out what the dirt is worth. On the Kentucky Lake side of the county, buyers pay for the parcel and the access, not for a 1988 single-wide. Inland, in the farm country toward Sugar Tree and Chalk Level, the reverse is often true and a solid double-wide is most of the value.
That split is why a flat per foot number for a mobile home is useless in this county. We look at both pieces and tell you which one is actually carrying the sale, because it changes whether you should sell to a buyer like us, sell the land separately, or move the home off and market the lot clean.
Titles on homes that were moved to the lake decades ago
A lot of Benton County lake homes were hauled in from somewhere else in the seventies and eighties and never had their paperwork straightened out after the move. The title says one county, the home sits in another, and the last owner of record died in 2004.
That is fixable, but it goes through the Benton County Clerk as an agent of the Tennessee Department of Revenue, and if the last titled owner is deceased it takes estate authority before anyone can sign. Start it early, because on a home you are also trying to sell it is the long pole.
