How selling your mobile home to us actually works
No lockboxes, no open houses, no repair demands. Here is the whole process, including the parts other buyers leave out.
Step 1: You tell us what you have
We need the basics: roughly when the home was built, single- or double-wide, where in Tennessee it sits, whether the land comes with it or you pay lot rent, and what condition it is in today. Photos from a phone help but are not required to get started.
Nothing you send is a commitment, and we do not need to walk through the home to have a first conversation about value.
Step 2: We price it against real Tennessee sales
Used manufactured homes do not price like site-built houses. We look at what comparable used homes actually sold for in that county, what a dealer would pay to put it on a lot, what a mover would charge if the home has to leave, and what repairs the next occupant cannot avoid.
If the home sits on a rented lot, park rules and lot rent matter as much as the home itself. A community that will not approve a buyer, or one charging rent well above the county norm, changes the number for every buyer in the market, not just us.
Step 3: We tell you your options, not just our offer
Sometimes the right answer is our cash purchase. Sometimes it is selling the home yourself to a neighbor or a family member, and we will say so plainly when the math points that way.
When there is a title problem, a lien, an unrecorded affidavit of affixation, or an estate that never went through probate, we explain what has to happen before anyone can close and how long it usually takes in that county.
Step 4: Closing on your schedule
For a home on land we close with a title company or closing attorney like any other real estate sale. For a home-only sale we handle the Tennessee title transfer and, where required, coordinate with the park on approval and any lot rent balance.
If you need three weeks to find a new place, that is fine. If you need to be out Friday, tell us and we will say honestly whether that is possible.
