How does a Tennessee mobile home actually transfer to a new owner?

It depends on whether the home is still titled as personal property or has been made part of the land. A home that still has a certificate of title transfers the way a titled vehicle does, through the county clerk in the county where the home sits, using the title signed over by the owner of record. A home that was permanently affixed to land and de-titled transfers with the deed to the real property instead, and the mobile home is not listed separately. The Tennessee Department of Revenue publishes the mobile home titling rules, and your county clerk applies them at the counter. What happens if my mobile home has been affixed to the land?

When a manufactured home is permanently attached to real property in Tennessee, the title is often surrendered and the home stops being separate personal property. From then on it is assessed and sold as part of the land, and the county property assessor treats it as an improvement to the parcel. That changes who can buy it, how it gets financed, and what paperwork closes the sale. It also means you generally cannot hand over a title, because there no longer is one. What kinds of Tennessee homes do you look at?

Single-wides, double-wides and triple-wides. On land you own, on family land, on leased land, or in a community where you pay lot rent. Occupied, rented, or sitting vacant for years. Any age, including pre-1976 homes built before the federal HUD construction standard, which most lenders will not finance and many buyers will not consider. Storm and water damage, missing skirting, roof problems, and homes that need to be moved are all normal for us.

Do I need to fix anything, clean it out, or haul off what is left inside?

No. Take what you want and leave the rest, including furniture, appliances and anything in the sheds. Sellers routinely spend money on repairs before a sale and get back less than they spent, and in a manufactured home that is even more likely because the work rarely raises what a used home sells for in that specific park or that specific county.

How do you decide what to pay for a Tennessee mobile home?

Four things carry most of the weight. What comparable used homes have actually sold for in that county or that community, not statewide averages. Whether land is included and what the land alone is worth. The real cost of the work needed to make the home livable and sellable again. And the carrying reality, which in a park means lot rent, community approval and any past due balance, and on land means taxes and access. We will walk you through the arithmetic rather than just hand you a number.

None. There is no fee, no application, and we never ask you for money at any point. Nothing is binding on anyone until a written agreement is signed by both sides, and you are free to walk away before that, including after you hear the number.

A real person reads it, then calls or texts you, usually the same day. We ask a handful of follow-up questions about the title, the land or lot, and the condition. Then we either arrange to see the home or ask you for photos and a short walkthrough video. Once we have seen it one way or the other, you get a written number within 24 hours.

Do you have to see the home in person?

Not always. Clear photos plus a walkthrough video are often enough for a solid number, with a visit later if it is needed. That matters for out of state heirs who inherited a home in Tennessee and do not want to drive across the country to find out what it is worth.

Can I sell if the home is in a park and I rent the lot?

Usually yes, and this is one of the most common situations in Tennessee. Two things get checked first: whether the community will approve a transfer to a new owner, and whether the lot account is current, because most communities will not approve anything while a balance is outstanding. Your lease and the community rules control the details, so we read them with you rather than guess. If the community will not approve a sale in place, moving the home is the fallback, and that has its own permit and setup costs in Tennessee.

Can I sell if I cannot find the title?

Start the conversation anyway. Missing titles are routine. If the home was titled in your name, a duplicate is usually a county clerk step. If the title is still in the name of a parent who has died, no one can sign for them without legal authority, and the correct document depends on whether there was a will, a probate, or a small estate. If an old loan was paid off but the lienholder never filed the release, that has to be chased down, and it takes time, which is why it is worth starting before you set a closing date.

Who pays the property taxes and the lot rent while the sale is happening?

Until closing, they stay with you as the owner. In Tennessee, mobile homes on land are generally assessed with the parcel by the county property assessor, and homes in a community are typically handled through the community. Past due amounts do not stop a sale, but they do come out of the proceeds, so we would rather know about them up front than discover them at closing.
