Selling a mobile home during a divorce or separation in Tennessee

When two names are on the paperwork, the sale is as much about coordination as it is about the home.

Both signatures usually matter

If both people are named on the title or the deed, both typically have to sign to transfer ownership. A divorce decree may direct who gets what, but the ownership record itself still has to be updated according to whatever the court ordered.

This is legal territory. Your attorney, not a buyer, should tell you what your decree requires.

Why a clean sale often works better than a buyout

Buying the other person out usually requires financing, and financing on a manufactured home, especially an older one, or one on a leased lot, is difficult. That is why a lot of separating couples end up selling instead. A cash sale settles the asset quickly and lets both sides move on with a defined number.

Keeping it low-conflict

We will communicate with both parties, or with attorneys, whatever is easier. We are not going to take sides or relay messages. Our job is to give a clear number and a clear process so the property stops being the thing that is holding everything up.
