Selling a Tennessee mobile home that needs repairs
Nobody expects a used manufactured home to be perfect. What a buyer needs is an accurate picture of what is wrong.
The repairs that matter most
Not all damage counts the same. Some issues are cosmetic and barely move a number. Others are structural and change the whole picture.
- Roof leaks and any active water intrusion, the single biggest driver, because water damage spreads
- Soft or collapsed subfloor, especially around bathrooms and exterior doors
- Frame, pier or leveling issues under the home
- Failed HVAC, plumbing freeze damage, or an electrical panel that needs replacing
- Cosmetics, flooring, paint, cabinets, which matter far less than owners expect
Unfinished projects
A remodel that stalled halfway is very common. An open wall, a bathroom that was gutted and never rebuilt, subfloor patched but never covered. That does not scare us. Tell us what state it is in and what materials are already sitting there.
Why we would rather you not fix it
Repairs done to sell rarely return their cost, and half-finished repairs can actually make a home harder to evaluate. If you are considering spending money to make the home more sellable, talk to us first, we will tell you honestly whether it would change what we could pay.
