Mobile home title problems in Tennessee
Title problems are the most common reason a mobile home sale stalls in Tennessee, and most of them are fixable if you start early.
The problems we see most
Almost every title issue we run into falls into one of these buckets.
- The title is lost and nobody knows where it went
- The owner named on the title has died and ownership was never transferred
- A divorce happened years ago and both names are still on it
- The home was bought informally, with cash and a handshake, and no title ever changed hands
- A lien from a paid-off loan was never released
- The home was affixed to land and de-titled, so no certificate exists at all
Where these actually get resolved
Titles for manufactured homes in Tennessee are handled through the county clerk's office, in the same general system used for vehicles. Duplicate titles, lien releases and transfers start there. Anything involving a deceased owner, disputed ownership or a home affixed to real property is a legal matter and belongs with a probate attorney or a title company.
We are a buyer, not a title company or law firm. We can tell you what we have seen work, but the actual fix has to come from the right professional.
De-titled homes
When a manufactured home is permanently attached to land, it can be converted so that it is treated as part of the real property rather than as a titled unit. If that happened to your home, there is no certificate to find, and the sale generally moves through the deed. A title company can confirm which situation you are in.
Start the conversation anyway
You do not need the title in your hand to talk to us. Plenty of the homes we buy start with a seller who has no idea where the paperwork is. What matters is that we identify the problem early enough to work on it in parallel.
