Water access decides the number

A home near Pickwick with deeded lake access is really a land sale with a house sitting on it. The same home a few miles inland is a used home sale. Sellers are often surprised at how large that gap is, in both directions.

So tell us whether the lot has water frontage, deeded access, or neither. It is the first thing we look up anyway, and it is the difference between two very different offers.

Shiloh area properties in particular are a mix of rural acreage and small recreational lots, and those two price very differently.

Title and estate paperwork

The usual holdups here are a title still in a deceased parent's name and an old lien from a paid off loan that was never released. Neither stops us from valuing your home, but both control the closing date.
