What is my mobile home worth in Tennessee?

Nobody can price a manufactured home off a website estimate. Here is what genuinely moves the number in Tennessee, in the order it matters.

Land or lot rent is the biggest single factor

A double-wide on two acres in Jefferson County and the identical home on a rented lot in a Murfreesboro community are not close in value. With land, you are selling real estate that a bank can lend on. On a rented lot, you are selling a home that has to be approved by the park or moved.

If you own the land, the dirt often carries more of the value than the home does, especially for homes built before 1990.

Age and HUD status

Homes built before June 15, 1976 predate the federal HUD code. They can still be perfectly livable, but they are effectively unfinanceable and most parks will not accept them, which narrows the buyer pool to cash buyers.

From the mid-1990s onward, construction quality and insulation improved and lenders are more comfortable, so those homes hold value better.

Condition, in the order buyers care about

Soft or sagging floors, roof leaks and water damage matter most because they signal ongoing damage. After that: HVAC, plumbing under the home, windows and skirting. Cosmetics, paint, carpet, cabinet doors, barely move the number.

  • Water intrusion and floor damage: biggest discount
  • Missing HVAC or a failed heat pump: real but predictable cost
  • Cleanout and hauling of leftover contents: usually a few thousand
  • Cosmetic wear: mostly irrelevant to price

The cost of moving the home, if it has to move

Moving a single-wide within a Tennessee county is rarely cheap once you include permits, transport, blocking, re-leveling, and utility reconnection; a double-wide costs meaningfully more because it moves in halves. Any buyer who has to move your home subtracts that whole cost from what they can pay.

This is why homes that can stay where they are, on your land, or in a community that will approve a new owner, are worth more to everyone.
