On land means the whole property is the sale

In Henderson County the home is usually only half of what a buyer takes on. The other half is a well or utility district connection, a septic field, a driveway, and the parcel itself. A failed septic or a well that has quit is a real cost, and it is one of the few repair items we ask about directly.

Those are also the homes most likely to have sat closed up, which brings moisture and HVAC issues. We buy them that way. Do not pay anyone to freshen it up first.

Year, size, bed and bath count, acreage, well or utility water, septic, and photos. Floors and ceilings first, then bathrooms, then all four exterior corners, then the crawl space if you can safely reach it.

Then what

We look at comparable used home activity here, the land, the utilities, the title, and what it would cost to make the home livable. Then you get a call with a number and the reasoning.

If a newer home on good acreage would net you more listed, we will say that instead of talking you into a cash sale.
