Who calls us in Jackson

The most common call is from someone who owns the home but rents the lot in a Madison County community, and the lot rent has gone up enough that the math no longer works. They are not trying to trade up. They want out from under a monthly bill on a home they cannot sell quickly on the open market because a bank will not finance it.

The second most common call comes from adult children. If you own the land, tell us the acreage and whether it is separately deeded from a larger tract. That single answer changes the number more than anything else you can tell us.

Older in town lots and the Bemis area

South Jackson and the old Bemis mill village hold homes that were set decades ago on small city lots. When one of those homes is past repair, replacing it is not automatic. Setbacks, lot width and current permitting all come into play, and a lot that held a 12 by 60 in 1978 will not always take a modern home today.

That matters to you because it changes who your realistic buyer is. A cash buyer who understands it will still make an offer. A retail buyer who finds out during their loan process usually walks.

What we need to give you a real number

Year and size, bedroom and bath count, whether the land comes with it or you rent the lot, and current photos. The photos that matter are floors, bathrooms, under any sink, the ceiling under any roof penetration, and the outside from all four corners.

You do not need to clean it out, make a repair, or have the power turned back on. If there is a tenant in it, leave them alone for now and tell us. We handle occupied homes regularly.

The closing depends on three things: whether the title is clean and in the right name, whether any lien has been released, and whether the community approves a transfer if there is a lot lease. Clean title on land can move quickly. An estate that has never been opened cannot, no matter who is buying.
