Sell your mobile home in Union City, Tennessee

Union City is the hub of Obion County and one of the markets we know best in Northwest Tennessee. It is also a town where manufacturing layoffs, farm ground and Reelfoot Lake all show up in what homes are worth.

Neighborhoods and areas we cover

  • Union City
  • Troy
  • Hornbeak
  • Obion
  • Rives
  • South Fulton line
  • Samburg
  • Reelfoot Lake area

Why Obion County owners sell

This county has been through industrial change. Homes that were bought new with a factory paycheck in the 1990s are now owned by retirees, or by their children who live somewhere else. That is the single most common story behind a call from Union City.

The rest are landlords who are finished, owners looking at a repair bill they will not pay, and families holding a home that has sat empty since a parent passed.

  • Inherited a home in Union City or the surrounding communities
  • Lot rent that no longer makes sense on a home you do not live in
  • A roof, floors or heat and air you are not going to replace
  • A rental you are ready to be done with
  • Moving and unable to take the home

Financed homes and old liens

Because so many homes here were bought new with financing rather than cash, titles in Obion County often carry a lien from a loan that was paid off fifteen or twenty years ago by a lender that has since merged out of existence.

The debt is gone but the paperwork is not, and no clean transfer happens until a release is obtained and noted. Whoever now holds those records has to issue it, and tracking them down takes weeks. Start it the day you decide to sell, not the week you want to close. We do this regularly and can help you chase it.

Reelfoot Lake and the low ground

Out toward Samburg and the lake, homes were often set as fishing and weekend places on small lots, sometimes on ground that takes water. Those homes are priced on the lot and access as much as on the house.

If your home is out there, tell us whether the lot is deeded, whether access crosses anyone else's property, and whether water has ever been inside. Those three answers set the number.

In town lots, communities and farm ground

Inside Union City you will find homes on small municipal lots and in a handful of rented lot communities. Head toward Troy, Hornbeak, Obion and Rives and it is farm ground, well and septic, and homes placed by the family that still owns them.

The city home is largely a home only valuation. The rural home is usually mostly a land valuation with a house on it. Give us the road and we will know which conversation we are having.

What to send us

Year, size, bed and bath count, whether the land comes with it, and who is on the title. Then photos: floors, ceilings under any roof penetration, bathrooms, and all four exterior corners.

No cleanout, no repairs, no yard work. If a tenant is in the home, leave them alone and tell us. We buy occupied homes and handle the tenant after closing.

Timeline

The number comes fast, usually the same day we have the details. Closing is set by three things: clean title in the right name, any lien released, and community approval if there is a lot lease.

We will tell you on the first call which of those applies to you rather than letting you discover it three weeks in.
