Home only sales are a title transfer, not a real estate closing

If you own the home and rent the lot, you are not selling real estate. You are transferring a title and getting a new occupant approved by the community. In Memphis, the two things that stall those deals are a past due lot account and communities that have quietly stopped approving transfers on older homes altogether.

That is why we ask for the community name and management contact before we talk about price. There is no point in agreeing on a number at a community that will not approve anyone.
