Sell your mobile home in Covington, Tennessee
Covington is the Tipton County seat and it sits at the point where Memphis commuting pressure meets real West Tennessee farm country. Both sides of that line show up in what homes here are worth.
Neighborhoods and areas we cover
- Covington
- Atoka
- Munford
- Brighton
- Mason line
- Highway 51 corridor
- Hatchie River bottoms
- Rural Tipton County
Two different Tipton County markets
South Tipton County, meaning Atoka, Munford and Brighton, has been absorbing Memphis area households for two decades. Land there is priced accordingly, subdivisions have filled in around older placements, and a manufactured home on an acre can be sitting on ground worth more than the neighborhood knows.
North and west of Covington, out toward the Hatchie bottoms, it is farm country and always has been. Same year home, same size, very different number. When you give us the address or even just the road, that is what we are sorting out first.
Why owners here call us
Rising lot rent in the small communities off the Highway 51 corridor. Inherited homes where the heirs are now in Memphis or out of state. Homes that need a roof and a floor and the owner has decided, sensibly, not to spend that money on a home they are leaving.
We also hear from landlords who are done. A manufactured home rental in Tipton County that has turned over four times in six years is a job, not an investment, and plenty of owners reach the end of it.
- Inherited a Tipton County home you never lived in
- Lot rent going up in a Covington area community
- Repairs the home needs and you are not going to make
- Tired of managing it as a rental
- Relocating and cannot take the home with you
The Hatchie bottoms and high water
The Hatchie River runs across the county and its bottoms flood. Not rarely, periodically. A home that has taken water, even years ago, has a different floor system and a different insurance picture than one that has not.
Do not hide it and do not assume it kills the sale. We buy homes that have flooded. What breaks a closing is discovering it late. If you want the authoritative picture of your parcel rather than what a neighbor told you, pull it from the FEMA flood map service.
Home only sales and community approval
If you rent your lot, the community controls the timeline. Approval of the next occupant and a current lot account are almost always required before management will allow a transfer.
Tipton County is large enough that landlord tenant statute questions come up, but your lease is still doing most of the work in a lot rental. Send it to us and we will read it with you rather than guessing.
What to send us
Year, size, bed and bath count, whether the land conveys, and photos. Floors and ceilings first, then the outside from all four corners, then the crawl space if you can safely reach it. If it is on a rented lot, add the community name and whether the account is current.
No cleanout, no repairs, no showings, no sign in the yard. If a tenant is living there, tell us and we will work around them.
How fast Covington closings actually move
Clean title, home on land you own, no lien: this can move quickly. Old lien that was paid but never released, or a title still in a deceased parent's name: that timeline is set by paperwork, not by us.
We will tell you which one you are on the first call, and if it is the slow one we will tell you what to start today so it does not sit for another six months.
