How selling inside a Tennessee mobile home community actually works

In a community sale, the community is effectively a party to your transaction, even though it never signs anything.

The lot lease is the hidden half of the deal

You own the home. The community owns the ground and the utilities coming to it. Your right to keep the home there comes from a lease, and that lease does not automatically pass to whoever buys your home.

That is why the community's approval process matters so much: without a lot, a home has to be moved, and moving is expensive enough to change the entire economics.

Typical community requirements

Requirements vary widely, but these come up over and over in Tennessee communities.

  • A written notice or application before a transfer
  • Screening and approval of the incoming resident or owner
  • The lot account being current before any transfer is approved
  • Minimum standards for the home's appearance, skirting and exterior condition
  • Restrictions on the age of homes the community will accept
  • Rules limiting whether a home can be rented out by its owner

Read the lease if you can find it

Your lease and the community rules attached to it are the actual source of truth. If you have them, look for the sections on selling, transferring, subletting and required maintenance. If you cannot find them, management will normally provide a copy.

If the community is closing or being redeveloped

Community closures are real and they move faster than most residents expect. If you have received any notice about redevelopment, sale of the community, or a required move-out date, treat it as urgent. The value of a home drops sharply once relocation becomes mandatory, because the pool of buyers who can do anything with it collapses.

Tennessee law and your lease govern notice and rights in that situation. If you are facing a closure, a legal aid organization or attorney can tell you what protections apply to you.
