Mobile home, manufactured home, modular home, what the difference means for a Tennessee seller
These terms get used loosely in conversation and precisely in paperwork. The gap between the two is where sellers get confused.
The 1976 dividing line
Factory-built homes produced before June 15, 1976 are generally called mobile homes. On that date, a federal construction and safety standard administered by HUD took effect, and homes built to it are properly called manufactured homes. Those homes carry a red HUD certification label on the exterior and a data plate inside, usually in a closet or cabinet door.
That label is not a formality. It is the thing lenders, insurers and communities look for. Its absence is a large part of why pre-1976 homes are so hard to sell at retail.
Manufactured versus modular
A modular home is also built in a factory, but to state and local building codes rather than the federal HUD code, and it is typically set on a permanent foundation and treated as real property from day one. Modular homes generally finance and appraise more like site-built houses.
If you are unsure which you have, the presence of a HUD label and a steel chassis points to manufactured; a modular home will usually have different documentation entirely.
Why the distinction changes your sale
The classification affects three practical things: whether a buyer can get financing, whether the home is taxed as personal property or as part of the real estate, and what paperwork transfers ownership.

- A pre-1976 mobile home is generally not eligible for most financing programs

Finding your home's information
Look for the red HUD label near a corner of the exterior, and for the data plate inside, often on the inside of a kitchen cabinet door, in a bedroom closet or near the electrical panel. It lists the manufacturer, model, date of manufacture and wind zone. A photo of that plate tells us more in ten seconds than a long description.
